In this Accessibility statement we aim to set out clearly the accessibility of each
property.
Croft Farm and Celtic cottages is a small cluster of holiday cottages on a smallholding
of 8 acres with indoor heated leisure facilities. The properties make up 3 sides
of the former farm courtyard, now lawn, parking and turning areas. The proprietors,
Andy and Sylvie Gow live in the Farmhouse on the fourth side of the square.
In 1988 when we took over the properties The Hayloft, Cartwheel and The Stable cottages
were already converted from the traditional stone and slate farm buildings. We converted
other properties also from traditional stone and slate farm buildings in 1990. The
other conversions from non-residential buildings and the alterations of the Farmhouse
have taken place more recently however there were no accessibility regulations in
force at these times.
Our policy is to seek ways of making the properties more accessible by identifying
areas which limit or restrict their access and by taking the necessary steps to
modify these areas or provide the necessary aids to help overcome them. This is
an ongoing process which is subject only to the physical constraints imposed by
the limitations of the traditional stone and slate, former farm buildings and therefore
what is considered to be reasonably financially viable.
As the cottages are modernised every effort will be made to make reasonable improvements
to their physical features including lighting, for the benefit of all.
To approach the property from Cardigan southbound on the A487 towards Fishguard,
turn right at the minor crossroads after 2 1/2 miles. This road is signposted to
Moylgrove. The main entrance to the reception and the Stable, The Granary, The Hayloft,
The Cartwheel and The Farmhouse is first on the right through a gateway of 2150
mm wide into a tarmac drive. The entrance to The Dairy, The Barn, Talar Aur and
the leisure facilities is second on the right through a gateway of 3500mm wide into
a driveway of chippings. There is further parking along a driveway of chippings
50 meters long, leading to a car park of chippings.
Public Transport
Buses travel along the A487 on an hourly timetable both to Haverfordwest via Fishguard
and Newport, and to Cardigan. However we recommend that guests coming to Croft bring
a car for their ease of sightseeing as bus services are restricted.
Reception
To reach reception the gateway is 1000mm wide and borders our garden. There is a
steep slope down into our garden along a path of level, newly-laid, flat cobbles.
The Leisure Facilities
The main entrance into the leisure building is a slope with a gentle gradient. There
is only a storm guard to step over into the hallway. 800mm doors lead to the recreation
room, the toilet fitted with a fully access friendly suite with grab rails, and
the swimming pool hall. There is a step up of 100mm into the swimming pool hall.
The leisure facilities are not fitted with any specific accessibility aids, nor
is there a lifeguard.
Gardens
The gardens around the properties are level unless stated otherwise in the individual
cottage statements.
The farm of 8 acres is pastureland and is on a gentle gradient to the top. We have
a farm walk between the paddocks to the top of the land which is regularly mown
grass. Please be aware that as this farmland there are times when it is muddy.
There is access to the farm walk via a tarmac pathway leading through an archway
with a width of 1000mm.
There is a path of cemented slates leading behind the leisure building. It is 700mm
wide bordered by raised flowerbeds, leading to the mown orchard through a gateway
of xmm. From here the farm path can be reached through a farm gate 3000mm wide.
In the orchard is a BBQ area and one of the benches and tables are provided.
A patio with BBQ area is also provided, 2 slate steps lead up to it.
Cemented slate pathways around the cottages are 700 - 800 mm wide and in areas are
restricted by a drainpipe into a drain, or overhanging shrubs, to 500mm in width.
The Laundry
The laundry is up one small step into the room from the tarmac drive. With washing
machines on the left and tumble driers on the right there is an aisle of 1500mm
in the centre restricted by the size of the room.
The Dairy: accessed via the second entrance.
Has its own parking bay on a chippings driveway that can extend to 3600mm wide across
the adjacent, level slate patio.
Level lawn to the front of the cottage. Level path between lawn and cottage exterior
of 750mm narrowing to 500mm around the drainpipe.
2 steps into cottage porch with grab rail. One step over the sill into the sitting
room.
Ground floor rooms: open-plan kitchen, dining area and sitting room with 'real'
LPG fire basket in the fireplace. Also on the ground floor are the double bedroom
and the bathroom with wc, basin and bath with overhead shower. There is a grab rail
in the bath, non-slip mat provided. Floor and wall tiles and suite in contrasting
colours.
Doorways in this cottage are 800mm.
Sufficient natural lighting for property. Supplementary lighting within cottage
and available on request.
There is restricted access to the upstairs twin bedroom via a staircase with a single
banister rail, of 3 stairs to a landing and further 9 stairs up. This bedroom has
low, sloping ceilings and raised floor beam.
All light switches have 24 hour neon light surround.
The Barn: accessed via the second entrance.
Cars can park outside the cottage on chippings. 4 meters to front door along level
path of slate in concrete.
Small level lawns either side of garden path.
2 steps up to front door into porch, with grab rail. This external door is 800mm
wide. One step over sill into sitting room through 800mm doorway with slightly cutaway
mat well.
Sitting room / dining room open-plan. Separate kitchen, with narrow floor space.
A corridor 790mm wide leads to 2 ground floor bedrooms. The first bedroom reached
is a double with single bed too. There is a 225mm step up to the en-suite double
bedroom and the separate bathroom with banister rail. This double bedroom has small
en-suite shower room with wc, basin and step up into shower tray. The shower room
door is 600mm wide. Separate bathroom has bath with overhead shower, wc and basin.
This doorway is 660mm wide. Bathroom and shower room suites are contrasting colours
to respective floor coverings.
Other internal doorways are 750mm wide.
Cottage living areas have sufficient natural light, supplementary lighting within
cottage and available on request.
Restricted access to an upstairs twin bedded room with low sloping ceilings and
raised floor beam. Staircase has 4 steps up to a landing, then further 8 steps to
top. There is a banister rail.
Talar Aur: accessed via the second entrance.
A car can be parked on the driveway of chippings some 3 meters from the house. A
level pathway of slate in cement, 700mm wide, leads from the car to the front door.
There are raised flowerbeds either side of the pathway.
Two steps of 180mm up to front door 760mm wide with grab rail, leading into small
porch. One further step up of 200mm high into hallway through another 760mm doorway.
Downstairs are 3 bedrooms and the bathroom. The bathroom comprises wc, basin, bath
and separate, extra large shower. Step up into shower tray of 250mm. Grab rail within
shower. Bathroom suite is contrasting colour to floor covering.
Staircase has 5 stairs leading to a landing, one stair leading to second landing
and 7 further stairs. There is a banister rail.
Upstairs is open-plan kitchen / dining area, wc with basin, and sitting room with
glass patio door opening over a step onto a balcony overlooking the fields. Partition
walls upstairs are glass from waist height up.
Ample natural light, supplementary light within property and available on request.
Internal doors are 730mm wide.
The Granary: accessed via the main entrance.
The car may be stopped for collection 4 meters from the garden gate. Gate is 6 meters
from wooden decking. The pathway to the decking is along raised stepping stones
surrounded by gravel. 2 meters across decking to door of cottage.
The cottage is approached through an open porch opening off wooden decking. Two
steps up into property with grab rail. Front door is 760mm wide.
Open-plan sitting room, dining area and kitchen. Kitchen floor space is 800mm wide.
Corridor leads to the bathroom and two bedrooms. Bathroom has wc, basin and bath
with overhead shower. Grab rail in bath. Bathroom suite is contrasting colour to
floor covering and wall tiles.
One 200mm step up into double bedroom.
Doorways are 740mm wide and corridor is 790mm wide.
Cottage as ample natural light and supplementary lighting is provided and available
on request.
From the decking area there is a 2 meter walk across the raised stepping stones
to 3 steps down with handrail leading to tarmac path to farm or level lawns.
The Farmhouse: accessed via the main entrance.
One car can park with restricting car port on one side and another car next to it.
This parking bay is 4 meters from top of 7 wide slate steps down with hand rail.
Tarmac path leads 6 meters to open porch and front door. Also off pathway is flight
of 8 wooden steps with hand rails leading to a wooden decked area.
Front door and all internal doors 740mm wide unless stated.
On ground floor 800mm wide corridor leads to twin bedroom, bunk bedroom and shower
room with wc, basin and 210mm step up into shower tray. Shower room doorway 640mm
wide.
Sitting room has wood burning stove set on slate hearth. Off sitting room is short
passage to kitchen with dining area. Floor space here is limited.
Stairs lead from sitting room up to bedroom. The 3 lowest stairs are on a spiral.
Total of 15 stairs to small landing. From there one step up into bedroom doorway.
Upstairs double bedroom has a step down to reach the bed area and a step up from
there into the bath room. In this room is kingsize bed and one single raised bed
built into the wall reached by a fixed ladder. Bath room comprises a wc, basin,
corner bath and overhead shower. Doorway 600mm wide.
Window ledge in the upstairs bedroom is 400mm above the carpet level. Glass is small
panes.

The Stable: accessed via the main entrance.
Cars can collect just outside the cottage front door on a wide level tarmac area.
One step over storm guard leads into porch through 760mm wide door.
Step up of 150mm into sitting room of cottage through doorway 710mm wide.
Sitting room, dining room and kitchen are open-plan.
Doors lead off to both the double bedroom and the bunk bedroom. These rooms have
limited space.
The bathroom has a wc, basin and bath with overhead shower. The doorway is 630mm
wide. There is a grab rail in the bath. Suite is cotrasting colour to floor covering
and wall tiles.
Internal doors are 700mm wide.

The Hayloft: accessed via the main entrance.
Cars park close to the bottom of the steps on level tarmac.
The Hayloft has restricted access as it is reached via a flight of 14 exterior slate
steps with two hand rails. The steps have highlighted edges and grip strips attached.
At top of steps a grab rail aids stepping up into the porch over the stormguard.
Doorway is 800mm wide into porch.
3 steps from porch into cottage kitchen. Once inside property is on one level.
All interior doors are 700mm unless stated.
Cloakroom leading off kitchen leads to bathroom through 660mm wide door. Bathroom
has wc, basin and bath. In November 2004 an overhead shower will be added and bathroom
suite, floor and wall tiles will be in contrasting colours.
Sitting room has dining area included. There is a dormer window with window seat.
The bedrooms lead off the sitting room , a double bedroom and a twin bedded room.
There is ample natural light in the sitting room, and sufficient natural light in
the other rooms with supplementary lighting supplied and available on request.
The Cartwheel: accessed via the main entrance.
A car may be parked 5 meters from the front door on level tarmac. There is one step
up off the tarmac of 100mm to a slate path to the front door.
There are two steps from the pathway into the kitchen, one of 230mm and one of 100mm.
Front doorway is 760mm wide and a grab rail is fitted.
Property is fully on the ground floor.
The corridor leads from the kitchen to the sitting room. Off the sitting room are
the double bedroom and the bunk bedroom. The bunk bed ladder is fixed.
The bathroom has a wc, basin and bath. There is an overhead shower and bathroom
suite, floor and wall tiles are in contrasting colours.
Internal doorways are 730mm wide.
There is sufficient natural lighting with supplementary lighting within the cottage
and extra available on request.
